How much does it cost to power wash a commercial parking lot?

Most commercial lots fall in the range of a few hundred dollars for a small storefront pad up to several thousand for a large multi-acre lot. The price comes down to square footage, how heavy the oil and gum buildup is, whether we treat the full surface or just drive lanes and entrances, and how easy the lot is to access. How often should a parking lot be cleaned?

For most retail and office lots, a wash every three to six months keeps oil and grime from setting in. High-traffic spots — fast food, grocery, medical, anything with grease or constant foot traffic — usually do better on a monthly or quarterly rotation. We will look at your lot's traffic and stain pattern and suggest an interval rather than selling you visits you don't need.

Can you clean our lot after hours or on weekends?

Yes. We schedule the bulk of our commercial work overnight, in the early morning, and on weekends so parking stalls stay open during your business hours. Tell us your slowest window and we will plan the crew and equipment around it so tenants and customers are never blocked out.

Are you licensed and insured, and can you provide a COI?

We are a fully licensed and insured commercial contractor, and we send a certificate of insurance before the first job whenever you ask. Many property managers need us added to their approved vendor list or named on the COI — just let us know the requirements and we will handle the paperwork up front.

How does the process work and how long does it take?

We use commercial hot-water surface cleaners that scrub the pavement evenly, then spot-treat oil, grease, and gum and rinse the lot down, capturing wash water where local code requires it. A typical storefront lot is done in a few hours; larger lots may run a full shift. We finish with before-and-after photos so you can see the result without being on site.
